Pursuant to 83.53 of the Florida Statutes, Florida law says you must give reasonable notice to your tenant, defined as at least 24 hours advance notice, and only enter between 7:30am and 8:00pm however, there are limited exceptions for like emergencies, flooding or fire, but for routine maintenance, inspections or property showings, the 24 hour rule applies.
Document your notice, whether it’s in writing, by email or hand delivery, and always keep a log. Violating the entry rules can expose you to claims of harassment or unlawful entry.
